JOB SUMMARY

The Facilities Supervisor supports the Facilities department by overseeing the day-to-day maintenance of the property. This role is responsible for supervising assigned staff, coordinating work schedules, inspecting completed tasks, and ensuring all facilities are safe, functional, and well-maintained. The Facilities Supervisor provides hands-on assistance with repairs and upkeep while monitoring compliance with safety standards and company policies. Reporting directly to the Facilities Manager, this position ensures that all work is performed efficiently, on time, and in support of an exceptional guest experience.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Supervise and direct daily work of maintenance  staff.

  • Assign tasks, create schedules, and monitor staff performance.

  • Conduct regular property walk-throughs to identify repair or maintenance needs.

  • Inspect completed work to ensure quality standards are met.

  • Provide hands-on support with routine repairs, installations, and preventive maintenance.

  • Assist with coordinating vendor services, inspections, and contracted repairs.

  • Maintain accurate work order entries and equipment logs.

  • Enforce company and OSHA safety policies; promote safe work practices.

  • Respond promptly to facility-related issues, emergencies, or departmental requests.

  • Perform other duties as assigned.

REQUIRED SKILLS AND ABILITIES

  • Strong working knowledge of facility operations, maintenance practices, and grounds management.

  • Hands-on technical ability in one or more trades (HVAC, electrical, plumbing, carpentry, or mechanical systems).

  • Ability to supervise, train, and motivate a facilities team.

  • Experience with preventive maintenance scheduling and basic budgeting practices.

  • Familiarity with OSHA requirements, safety programs, and regulatory compliance.

  • Proficiency with Microsoft Office and computerized maintenance management systems (CMMS).

  • Strong problem-solving skills with the ability to respond quickly to maintenance issues.

  • Clear, professional communication skills for working with staff, guests, and vendors.

EDUCATION AND EXPERIENCE

  • High school diploma or equivalent required; associate degree or trade school certification preferred.

  • 3–5 years of progressive experience in facilities, maintenance, or related technical fields.

  • Prior supervisory or lead experience strongly preferred.

  • Technical background in one or more core trades (HVAC, electrical, plumbing, carpentry, or mechanical systems).

  • Valid Driver’s License.

  • Ability to obtain and maintain a Kentucky gaming/racing license.

  • Must be 21 years of age or older and willing to work a flexible schedule, including nights, weekends, and holidays.

PHYSICAL REQUIREMENTS & WORKING CONDITIONS

  • Ability to stand, walk, bend, climb, kneel, and perform physical tasks for extended periods.

  • Must be able to lift, push, pull, or carry up to 50 pounds.

  • Work may be performed in both indoor and outdoor environments and in varying weather conditions.

  • Exposure to noise, dust, chemicals, and moving mechanical parts.

  • Must be able to safely operate hand and power tools, ladders, and mechanical equipment.

  • Requires flexibility to work nights, weekends, holidays, and be on-call for emergencies as needed.
