JOB SUMMARY

Are you a hands-on leader with a passion for operational excellence and facility management? As our Facilities Manager, you will play a vital role in ensuring our gaming property operates safely, efficiently, and seamlessly. From the gaming floor to guest spaces—and from HVAC systems to lighting, signage, and beyond—you’ll oversee every detail that keeps our facility in peak condition to support an exceptional guest experience.

This key leadership role is responsible for planning, directing, and coordinating all maintenance, engineering, EVS, construction, and renovation activities across the entire property, including the HRM gaming floor, restaurants, bars, offices, and support buildings. Reporting directly to the Director of Facilities, you will serve as an integral member of the property leadership team, ensuring the integrity, functionality, and overall presentation of the facility aligns with operational goals and safety standards.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Drive strategic planning for facility upgrades, asset protection, and energy efficiency.

  • Schedule, assign, and inspect maintenance work across carpentry, plumbing, electrical, HVAC, and environmental services.

  • Perform or delegate routine property inspections; approve repairs, installations, and remodels.

  • Champion OSHA and Company safety standards; lead accident‑prevention initiatives.

  • Maintain detailed records (work orders, warranties, permits, licenses, contracts).

  • Partner with every department to keep facility needs identified, prioritized, and solved fast.

  • Build and manage the annual facilities budget; forecast long‑range capital projects.

  • Own the preventive‑maintenance master plan and keep downtime to a minimum.

  • Coordinate physical‑plant support for special events, promotions, and emergencies.

  • “Other duties as assigned” — because surprises happen in racing & gaming!

REQUIRED SKILLS AND ABILITIES

As the Facilities Manager, you will lead a multi-disciplinary team—including maintenance technicians, EVS, and grounds personnel—through effective hiring, training, scheduling, coaching, and performance management. You’ll set clear goals, conduct regular evaluations, and foster professional development to ensure a high-performing department.

You will be responsible for aligning workflows across shifts to ensure all projects and tasks are completed on time, within budget, and to the highest quality standards.

To succeed in this role, you should bring:

  • Extensive, hands-on knowledge of facility operations, engineering, environmental services, and grounds management

  • Proven experience with construction contracts, permits, inspections, and regulatory compliance

  • Strong technical expertise in life safety systems, mechanical/electrical equipment, HVAC, chillers, boilers, and relevant local, state, and federal codes, including OSHA

  • Proficiency with Microsoft Office and computerized maintenance management systems (CMMS)

  • Excellent communication and decision-making skills in a fast-paced, dynamic environment

 
 

EDUCATION AND EXPERIENCE

  • Bachelor’s degree or at least 7 years of progressive facilities‑management experience.

  • Robust technical know‑how across mechanical, electrical, plumbing, HVAC, structural, safety, architectural, landscaping, and energy management disciplines.

  • Valid Driver’s License.

  • Ability to obtain and maintain a Kentucky gaming/racing license.

  • You must be 21 years of age or older to apply and be willing to work a flexible schedule, including nights, weekends, and holidays.

PHYSICAL REQUIREMENTS & WORKING CONDITIONS

  • Ability to stand, walk, bend, climb, kneel, and work in various physical positions for extended periods

  • Must be able to lift, push, pull, or carry up to 50 pounds

  • Requires the ability to work in both indoor and outdoor environments and in varying weather conditions

  • Exposure to noise, dust, chemicals, and moving mechanical parts

  • Must be able to operate hand and power tools, ladders, and mechanical equipment safely

  • May require flexible scheduling, including nights, weekends, holidays, and on-call availability for emergencies
