Oak Grove: Oak Grove Racing, Gaming & Hotel (the “Property”) is a newer facility in a high traffic area in the heart of Oak Grove, Kentucky, and across the street from a large Army post, Ft. Campbell. The Property is 10 miles from Clarksville, TN and less than 60 miles northwest of downtown Nashville, TN.
JOB SUMMARY
The Senior HVAC Technician is responsible for the operation, maintenance, troubleshooting, and repair of HVAC and mechanical systems in a large-scale casino and entertainment environment. This role supports continuous, 24/7 operations while ensuring optimal indoor air quality, guest comfort, regulatory compliance, and energy efficiency across gaming floors, hotels, restaurants, and back-of-house areas. #OakGrove
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Assumes daily responsibility and is accountable for the proper operation of all HVAC systems, including 24/7 monitoring/management of the BAS system and alarms
- Management of HVAC assets/history in the CMMS based on PM/Inspection schedules and corrective maintenance
- Maintain, inspect, and repair commercial HVAC systems, including chillers, boilers, cooling towers, air handlers, VAV systems, VRF systems, split systems, exhaust systems and closed water loop chemical treatment/filtering systems.
- Monitor building automation systems (BAS/BMS) and adjust parameters for performance and energy optimization.
- Ensure temperature, humidity, and air quality standards are consistently met across gaming floors, hotel towers, and public spaces.
- Installs/programs HVAC thermostats and related components to support property facilities.
- Conducts routine inspections and walkthroughs throughout the property to identify systems/equipment needing repair, replacement, or improvement.
- Evaluates field installations, diagnoses complex HVAC and control system issues, and implements corrective actions efficiently.
- Perform preventive/predictive maintenance and repair work, including replacements as necessary.
- Safely operates hand and power tools for HVAC tasks, such as drills, saws, and other equipment.
- Operates technical instruments to calibrate and test HVAC systems/equipment.
- Maintains accurate inventory of supplies, tools, and equipment; ensures proper storage.
- Manages HVAC service contract vendors to ensure work is completed as contracted and on schedule, and documented in the CMMS.
- Complete other duties as assigned to support the facilities team.
REQUIRED SKILLS AND ABILITIES
- 5–10 years of hands-on experience as an HVAC technician in a commercial, industrial, hotel, resort, or casino environment.
- Development of HVAC maintenance programs – Scope, Schedules, Performance Metrics, and Accountability.
- Experience managing commissioning and service contract vendors.
- Experience soliciting and managing HVAC BAS/PM service contracts.
- Experience with managing Preventive and Corrective Maintenance through a CMMS [Computerized Maintenance Management System].
- Excellent verbal/written communication, problem-solving, and math skills.
- Detail-oriented with strong organizational and time management skills.
- Proficiency in Microsoft Office and related applications.
- Ability to read and comprehend technical manuals, documents, and drawings.
- Ability to follow oral and written instructions and work independently.
- Ensure all work complies with local, state, and federal codes, OSHA standards, EPA regulations, and gaming commission requirements. Use appropriate PPE.
- Maintain refrigerant handling compliance (EPA Section 608).
- Document inspections, repairs, and maintenance activities in CMMS systems.
- Work closely with facilities management, engineering teams, security, and operations leadership.
- Mentor junior technicians and assist with training and skill development.
- Support contractors and vendors during major repairs, shutdowns, or capital projects.
EDUCATION AND EXPERIENCE
- 5-10 years of hands-on experience as an HVAC technician in a commercial, industrial, hotel, resort, or casino environment.
- 2-3 years hands-on BAS/BMS experience (e.g., Siemens, Johnson Controls, Honeywell, Trane).
- Strong working knowledge of large-scale commercial HVAC systems and controls.
- EPA Section 608 Universal Certification
- Ability to read and interpret blueprints, schematics, and control diagrams.
- Experience working in a 24/7 operational facility.
- Strong troubleshooting, communication, and documentation skills.
- Trade certification, HVAC license, or journeyman status.
- Able to obtain and maintain a valid Kentucky gaming/racing license.
