JOB SUMMARY

Responsible for the day-to-day management and oversight of the Facilities department at the assigned property, including Maintenance and Environmental Services (EVS). This position serves as the primary property-level leader for the department and directs staffing, work assignments, performance, training, departmental standards, and operational priorities to ensure safe, efficient, reliable, and cost-effective facility operations.

The Facilities Supervisor exercises independent judgment in managing employees, resolving operational and facility issues, coordinating contractors and resources, and supporting departmental budgeting and planning. The position regularly directs the work of Facilities Team Members, participates in hiring and employment decisions, and provides technical leadership and oversight of facility systems and projects, while reporting to the Facilities Director who provides overall leadership across multiple properties.

Compensation:  $52,000 per year

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Directs and manages the day-to-day operations of the Facilities department at the assigned property, including Maintenance and Environmental Services (EVS), and serves as the primary property-level leader for the department.
  • Customarily and regularly directs the work of at least two full-time employees or their equivalent, including assigning, prioritizing, monitoring, and evaluating work to ensure departmental objectives and property needs are achieved.
  • Plans and organizes departmental staffing, schedules, work assignments, priorities, and resources based on property needs, operational demands, preventive maintenance requirements, and business priorities.
  • Participates in the recruitment, interviewing, selection, hiring, onboarding, training, development, coaching, performance management, and corrective action processes for Facilities team members.
  • Provides recommendations regarding hiring, termination, promotion, advancement, performance, corrective action, and other employment decisions; such recommendations are given particular weight in decisions concerning team members directly supervised by the position.
  • Establishes and communicates departmental standards, procedures, performance expectations, and priorities and ensures team members are appropriately trained, equipped, and accountable for meeting established expectations.
  • Evaluates staffing levels, productivity, quality of work, service response, team member performance, and operating conditions and exercises independent judgment to address deficiencies and improve departmental effectiveness.
  • Oversees Maintenance and EVS operations, preventive maintenance programs, work orders, inspections, repairs, property conditions, and facility projects to ensure the property is maintained safely, efficiently, reliably, and in accordance with established standards.
  • Provides technical leadership and guidance regarding HVAC, electrical, plumbing, mechanical systems, controls, commercial kitchen equipment, building systems, and other facility-related matters; determines appropriate internal or external resources to address complex issues.
  • Coordinates and oversees contractors and service providers, including scope of work, scheduling, quality, completion, and compliance with company requirements.
  • Exercises discretion and independent judgment in resolving operational, staffing, safety, maintenance, and resource-allocation matters within the scope of the position's authority and escalates matters requiring higher-level approval to the Facilities Director.
  • Monitors departmental expenses, supplies, equipment, contracted services, and other resources; assists with budgeting, forecasting, capital planning, and recommendations for repairs, replacement, and facility improvements.
  • Ensures Facilities operations comply with applicable OSHA, HazCom, safety, regulatory, and company requirements and that required documentation is maintained.
  • Collaborates with property leadership and other departments to coordinate Facilities resources and address conditions or projects affecting property operations and the guest experience.
  • May provide limited hands-on technical assistance when reasonably necessary for emergencies, unusual operational circumstances, critical property issues, or training; however, the primary duty of the position is management and oversight of the Facilities department rather than routine performance of maintenance work.

REQUIRED SKILLS AND ABILITIES

  • Demonstrated leadership and supervisory skills with the ability to effectively direct a diverse Facilities team.
  • Strong knowledge of facilities management, building systems, preventive maintenance, and property operations.
  • Strong working knowledge of HVAC, electrical, plumbing, mechanical systems, controls, commercial kitchen equipment, carpentry, and general building maintenance.
  • Strong team member coaching, performance management, conflict resolution, and communication skills.
  • Ability to independently assign, prioritize, monitor, and evaluate the work of multiple team members.
  • Ability to exercise discretion and independent judgment in matters affecting departmental operations, staffing, safety, property conditions, and resource allocation.
  • Ability to make sound recommendations regarding hiring, performance, corrective action, development, promotion, and other team member status changes.
  • Strong organizational and time-management skills with the ability to manage competing priorities in a high-volume hospitality environment.
  • Ability to evaluate complex facility issues and determine appropriate corrective action, resources, and priorities.
  • Ability to read and interpret equipment manuals, diagrams, schematics, specifications, and technical documentation.
  • Ability to evaluate contractor proposals, service recommendations, and completed work.
  • Proficiency in Microsoft Office and other computer systems necessary to manage departmental operations.
  • Ability to communicate effectively with team members, department leaders, property leadership, contractors, and vendors.

EDUCATION AND EXPERIENCE

  • High school diploma or equivalent required.
  • Five (5) years of commercial, industrial, institutional, hospitality, or related facilities experience required.
  • Previous supervisory or management experience with responsibility for directing team members required.
  • Demonstrated experience with team member training, performance management, work assignment, and departmental operations.
  • Vocational or technical certifications in HVAC, electrical, plumbing, mechanical systems, or related fields preferred.
  • Other combinations of education, technical training, supervisory experience, and relevant facilities experience may be considered.
  • Must obtain and maintain a valid racing license.
  • Must have a valid driver's license with a minimum of three (3) years driving history.
